VA Loans in Manatee County, Florida: What Veteran Buyers Need to Know in 2025

Manatee County is one of the strongest VA loan markets in Florida for retiring veterans. Here is what to know about Bradenton, Parrish, Palmetto, and the full payment picture before you start shopping.

Why Manatee County Deserves a Serious Look from VA Buyers

Manatee County sits in an interesting position in the Florida real estate market.

It is close enough to Tampa to benefit from the economic strength of the metro. It is close enough to Sarasota to attract buyers who want Gulf Coast proximity. But it has not fully priced into either market yet, which creates a real window for veteran buyers who use the VA loan correctly.

Manatee County is an active VA loan market. The buyers here are overwhelmingly retirees and relocators, not active duty. There is no large military installation in the county. The veterans buying here chose Florida. That matters for how you approach the market.


The Manatee Advantage: Location Without the Full Price

The VA loan removes the down payment barrier for eligible veterans. That is the tool. But what you buy with it still depends on the market.

Here is where Manatee County creates an opportunity:

Compared to Sarasota County to the south, Manatee offers more entry-level inventory, lower average prices, and a wider range of neighborhood types. Sarasota’s median home price has climbed well above Manatee’s in most segments.

Compared to Hillsborough County to the north, Manatee County is smaller and in some ways less competitive at the lower price points that VA buyers often target. Hillsborough County logged 3,182 VA loans in FY2025, more than three times Manatee’s volume. That means more competing VA buyers in Tampa Bay for similar-priced homes.

Manatee’s specific advantage: A veteran relocating from a higher-cost state, retiring out of the service, or simply looking for a Gulf Coast lifestyle without a full coastal price tag can often find more options in Manatee than they expect.


Where to Search in Manatee County

Manatee County is not uniform. Where you search determines what you find.

Bradenton

Bradenton is the county seat and the largest city. It has the most varied inventory, from older neighborhoods near downtown that go back decades to newer subdivisions pushing east toward I-75.

Bradenton gives VA buyers options at different price points, but the range is wide. Older Bradenton neighborhoods can have more MPR exposure (roof age, condition, deferred maintenance), while eastern Bradenton communities often come with HOA fees or CDD obligations.

The Bradenton search is worth running, but go in knowing the neighborhood matters.

Palmetto

Palmetto sits just north of downtown Bradenton, across the Manatee River. It is one of the more overlooked areas for VA buyers in Manatee County, with lower average prices than comparable Bradenton and more non-HOA inventory in older sections.

Palmetto has grown significantly. Newer development along US-19 and US-41 corridors brings newer construction, but often with the HOA structure that comes with it.

For buyers willing to look at older inventory and run it through proper VA property screening, Palmetto can produce good value.

Parrish

Parrish is the fastest-growing part of Manatee County. It is pushing north toward Hillsborough County along the US-301 and Fort Hamer Road corridors, and new home builders are active throughout.

The Parrish CDD reality: Many Parrish communities carry Community Development District fees that can run $150 to $500 per month on top of HOA fees. These are not optional. They are recorded on the property and transfer to any new owner. For VA loan approval, CDD fees count toward your total housing payment, which affects how much home you qualify for.

Before writing an offer on a Parrish new-build, know the CDD and HOA amounts. Run them through your payment model. A home that looks affordable at the listing price can shift significantly when CDD fees are included.

Ellenton and Unincorporated Manatee

The unincorporated areas along US-301, around Ellenton and Duette Road, are more rural in character. These areas can offer land, space, and non-HOA options, but they also carry more VA appraisal risk. Wells, septic systems, older roofs, and private road access issues can all come up.

If you are shopping this corridor, screen properties before offers, not during.

Lakewood Ranch

Lakewood Ranch straddles the Manatee/Sarasota county line. The Manatee County portion falls in the 34202, 34211, and 34212 zip codes, newer master-planned communities with strong school districts and high lifestyle appeal.

The tradeoff is real: Lakewood Ranch carries both HOA fees and CDD fees in most communities, and the combined monthly obligation can run $400 to $700 or more depending on the specific community and phase. This directly affects VA approval. Factor both numbers in before you fall in love with a LWR listing.


The Full VA Payment Picture in Manatee County

VA loan approval is not just principal and interest. Your lender qualifies you on a full housing payment that includes:

In Manatee County, here is what to model:

Property taxes: Manatee County’s effective tax rate runs approximately 1.0 to 1.1 percent of assessed value annually. That is roughly $3,500 to $3,850 per year on a $350,000 home, or about $290 to $320 per month in escrow. Assessed value and purchase price can diverge, so verify the specific parcel using the Manatee County Property Appraiser before finalizing payment projections.

Homeowners insurance: Manatee County is coastal-adjacent. Properties near the Gulf, near tidal waterways, or in low-lying areas will carry higher premiums and may require separate wind or flood coverage. Inland properties generally quote more favorably.

One factor that significantly affects insurance cost in Florida is the year the home was built. In 2002, Florida updated its building codes statewide to require more hurricane-resistant construction. Homes built to those standards generally qualify for better wind mitigation credits and quote materially lower premiums than older inventory. If you are comparing a pre-2002 home to a post-2002 home at a similar price, the insurance difference can be meaningful enough to affect your monthly payment and your lender’s approval decision.

Shop at least three carriers and use the specific address. Broad estimates are not reliable in this market.

HOA / CDD: Varies enormously. Some Manatee County homes have no HOA and no CDD. Some Parrish and Lakewood Ranch communities carry combined fees over $500 per month. Always get the exact figures before modeling the payment.

Funding fee: VA loans require a funding fee for most borrowers, which can be financed into the loan. Veterans with a service-connected disability rating of 10% or higher are exempt. Confirm your exemption status before closing so the fee is handled correctly.


100% P&T Veterans: A Major Advantage in Manatee County

If you are a veteran with a 100% permanent and total disability rating, Florida law provides for a full ad valorem property tax exemption on your homestead under F.S. 196.081.

In Manatee County, that means the county’s portion of your annual property tax bill, the largest line item, is eliminated. The exemption does not cover non-ad valorem assessments, and CDD fees are not ad valorem, so those remain. But the core tax savings can translate to several thousand dollars per year.

Something worth knowing if you are 100% P&T: some lenders will skip escrowing taxes entirely at closing if you provide your VA award letter and complete the Homestead exemption application during the loan process. Your payment gets calculated with the exemption already factored in, rather than catching up to it later through an escrow analysis.

Not every lender does this. Some will escrow at the full tax rate regardless and adjust after the exemption takes effect. That is a lender-by-lender policy, not a VA rule.

I know which lenders handle it which way, and matching a 100% P&T borrower to the right lender upfront is part of how I structure these deals.

The statute also has a useful provision: Under F.S. 196.081(5), you can apply for the exemption before your VA documentation is finalized. The exemption is granted retroactively to your original application date once the rating letter is received. That matters if your rating is pending or recently issued.

VA Appraisal and Property Screening in Manatee County

The VA loan has Minimum Property Requirements (MPRs). Before any offer, you want to think through whether the specific home can meet them.

In Manatee County, the most common issues I see in the pipeline:

Roof age. Older Bradenton and Palmetto inventory can have roofs pushing 15 to 20 years. Lenders typically want to see a roof with remaining economic life. An older roof can also create insurance problems. Some carriers will not quote a policy on a roof past a certain age, and without insurance you cannot close.

Insurance marketability. Coastal-adjacent properties, homes in flood zones, and properties with older systems can run into insurer reluctance. Pull insurance quotes early for the specific address, not after you are under contract.

Well and septic. Rural sections of unincorporated Manatee County may have private well and septic systems. VA requires a water quality test for wells. Septic systems need to be functional and properly permitted.

Pre-1978 homes. Any home built before 1978 has a lead-based paint disclosure requirement. If there is peeling or chipping paint, VA appraisers can flag it for remediation before closing.

  3. Factor CDD before falling in love with Parrish or LWR. The lifestyle is real. The CDD fees are also real. Know both numbers first.

  4. Screen older inventory for MPR risk before the offer. A VA appraisal is not a home inspection, but it will flag safety, structural, and habitability issues. Getting ahead of obvious problems saves deals.

  5. If you are 100% P&T, confirm your exemption strategy before closing. The timing of the exemption affects escrow from day one.
